Location

Our Kennesaw campus is located at 1000 Chastain Road NW, Kennesaw, GA 30144. Our Marietta campus is located at 1100 South Marietta Parkway, Marietta, GA 30060.

Job Summary

Responsible for the operation and maintenance of mechanical, electrical, plumbing, carpentry, and utilities at the institution, including, but not limited to, generator elevators. Develop maintenance and operational standards and procedures, track and maintain a preventative maintenance program, direct and organize labor, develop training programs, and provide for and promote customer service. Participate in developing the annual Maintenance Repair and Renovation (MRR) funding request and the management of engineering projects from that list. Responsible for monitoring building systems for proper operation, working knowledge of building automation systems, maintenance of utility infrastructure, and developing a comprehensive response mechanism for system failures 24/7/365.

Responsibilities

KEY RESPONSIBILITIES:
1. Oversees operation and maintenance of campus and building infrastructure according to codes and regulations, including surveying and evaluating MEP systems
2. Manages labor and budget allocations effectively to meet operational needs
3. Ensures maintenance activities and systems operations are coordinated with campus activities and meet the needs of the institution's daily operation
4. Tracks preventative maintenance, work orders, and repair history on all major equipment
5. Maintains a prioritized list of deferred maintenance projects for future funding
6. Develops and maintain agency contracts in cooperation with the Department of Procurement
7. Works with the Design and Construction Department, assisting with design review and quality control
8. Works with the Engineer in the development of design criteria for new MEP systems
9. Participates in field inspection of major renovations and new construction
10. Manages contractors, subcontractors, and vendors for renovations and new projects
11. Works with PPV and Foundation properties to estimate and provide budgets for infrastructure improvements and life-cycle equipment costs
12. Works with other departments (Parking, Auxiliary, Culinary, Sports Park, etc.) to ensure all MEP systems are well maintained and repaired in a timely manner

Required Qualifications

Educational Requirements
Bachelor's degree from an accredited institution of higher education or an equivalent combination of education and experience

Other Required Qualifications
Current, valid, and unrestricted Georgia driver's license

Required Experience
Eight (8) years of related work experience
Previous management and supervisory experience required
Project management experience, particularly with projects involving chillers, boilers, and other major building equipment

Preferred Qualifications

Additional Preferred Qualifications
Active state license in one of the mechanical, electrical, plumbing, or carpentry trades
Prior experience in educational (preferably higher education) facilities management
Additional certifications in facilities management

Proposed Salary

The budgeted salary range is up to $104,000. Offers are based on relevant experience.

KNOWLEDGE
Familiarity with district utility systems (mechanical, electrical and plumbing), automated building HVAC controls, building mechanical systems, including chiller plants, electrical supply and distribution systems, plumbing systems (supply, sanitary waste, and storm water), fire alarm and suppression systems and energy monitoring systems
Working knowledge of building codes (mechanical, electrical, plumbing, energy, life safety and accessibility) related to buildings and their engineering systems

SKILLS
Exemplary interpersonal skills, particularly related to listening, team building, and conflict resolution
Excellent interpersonal, initiative, teamwork, problem solving, independent judgment, organization, communication (verbal and written), time management, project management and presentation skills
Proficient with computer applications and programs associated with the position (i.e., Microsoft Office suite, Building Automation Systems)
Strong attention to detail and follow up skills
Strong customer service skills and phone and e-mail etiquette
